The Honor System
This is how we usually start working with our new clients. It lets us both get to know each other for a while to build trust and see if we get along well, before entering into a contract. Since you understand that we are only compensated if we represent you when you buy a home, and you are an honorable person, we trust that in return for us helping you, you will let us make the offer for you and represent you in the transaction if we help you find a home you like. This will entitle us to be paid a share of the commission being paid by the seller. It will not cost you anything. You are not legally obligated to use us, but you recognize that it would be wrong for you to use our time, expertise and effort to help you find the right home and then cut us out.
This written contract provides that if we help you find a home, we will represent you to purchase it. This will entitle us to be paid a share of the commission being paid by the seller. It will not cost you anything. You are free to use other agents to show you other homes and to find homes on your own. You are not obligated to use us unless we helped you to find the home. This is sometimes used when a buyer is looking for more than one home in geographically separate areas where they want to use a local agent for each area. You can cancel at any time and remain obligated only if you buy a home we found for you.
This written contract provides that we will represent you in the purchase of any home you buy regardless of how you found that home. This will entitle us to be paid a share of the commission being paid by the seller. It will not cost you anything. This gives us the greatest assurance that you are committed to us and gives us the greatest incentive to provide you with preferential service. You can cancel at any time and remain obligated if you buy a home you learned of while under contract with us.
